The Cenotes Master Plan is a self-sufficient and regenerative development that addresses social, environmental, and economic aspects through a low-impact design and an ecological approach.

Located on a site containing eleven cenotes and three caves, the project is guided by the principle of preserving the cenote area free from construction, consolidating it as a natural reserve that becomes the primary amenity of the development. Residential plots are organized around this reserve, with housing typologies that respond creatively to local climatic conditions to provide comfortable living spaces while incorporating locally sourced materials and passive sustainability strategies.

The central reserve is articulated and connected to smaller ecological reserves, also surrounded by housing, collectively forming a network of protected open natural spaces activated and safeguarded by the residential fabric that frames them.
